Defendants leased land to Plaintiff, which included a three bay service station, for one year. Defendants also agreed to pave part of the grounds before a certain date. Defendants never paved. Prior to expiration of the one-year period of the lease, Plaintiff renewed the contract for another four-year period. Later, Plaintiff notified Defendants that he was exercising his option to purchase the property, which was also detailed in the contract. Defendants did not comply and sold the property to another party.
Plaintiff sued for specific performance. Defendants argued that the contract should fail because the terms of the purchase option were too uncertain, i.e. was missing critical details.
