Shortly thereafter, they verbally agreed to divide the property, with Janice taking the eastern portion containing the family home and William taking the western portion. For over 40 years, Janice exclusively possessed her portion, making improvements, paying taxes, and maintaining the property without any contribution or interference from William. She built a new home, installed utilities, and erected fences. William never challenged this arrangement until 2010, when a property survey revealed that the actual boundary line differed from their understanding, prompting the dispute over ownership.
